A basement is the cheapest square footage you will ever add, because the roof and the walls are already there. It is also the space most often finished badly.
We start with water, because everything else depends on it. Grading, downspouts, any seepage at the footing, and the humidity the space runs at through a Georgia summer. Finishing over a moisture problem is how you get a mold problem, and we will not do it.
Then the build: framing, egress windows where a bedroom is planned, insulation, mechanicals routed and boxed properly, drywall, flooring, trim, and lighting that does not feel like a basement. Baths and wet bars where the plumbing allows. Storage and mechanical access kept sensible rather than sealed behind finished walls.
All of it permitted and inspected. An unpermitted basement finish is a problem you inherit at closing, and it is not worth the saving.
