A deck is a structure, not a surface. Almost every failed deck we are called out to went wrong at the ledger, the footings, or the flashing — all of which are invisible the moment the boards go down.
We start below the surface: footings dug to depth and poured properly, a ledger lagged and flashed into the house so water runs out instead of into the rim joist, and framing sized for the actual span and load. None of that photographs well, and all of it decides whether the deck is still safe in fifteen years.
On top of it: pressure-treated, composite, or hardwood decking; railings that meet code and do not move when you lean on them; stairs with consistent risers; and hidden fasteners where you want an uninterrupted surface.
A deck attached to the house, or more than a low step off the ground, needs a permit and an inspection in both Cobb and Cherokee County. We pull it as part of the job. An unpermitted deck is something you have to explain at closing.
